I found a set of Makita tools for 60% off last year and now I’m Makita battery dependent for the rest of my life

Two years ago I became a first time homeowner. I’m moving in 6 months and am going to keep this property and rent it out. I cannot afford to buy another house almost anywhere in the US. I will be renting. However, I closed on this place with 3% interest and pay $1500/mo for the mortgage, plus about $250 for utilities. Round up to $1800/mo. Anyone buying at today’s interest and value with 20% down is looking at a mortgage of about $2300/mo, before utilities.

I absolutely resent this market, but I refuse to let this place go into the hands of anyone like Blackrock. And since I don’t care about maximizing profit, I can keep the rate on the lower end and help someone live here for a few hundred a month less than they could with a new sale. I can rent it for $1700-1800/mo to cover incidentals and repair and still let a renter live here for less than a new mortgage.

I’ve been toying with the idea of counting every dollar the renter pays against the mortgage and selling to them at the difference when (if) rates come back down.

Certainly not ideal, and a little bit apologetic, but in this situation it’s about as close as I can get to a win-win. Or least lost-least lost.

The digital landscape is so different. I teach undergraduates and it’s hit or miss whether they understand what a file path is. But honestly, I’m not sure it will be relevant in the same way for much longer. I grew up installing games from CD and establishing a specific file path and folder for install and if I did it wrong it wouldn’t work. With GUI’s becoming more simple and intuitive, combined with advances in machine learning and algorithmic design, I have no problem imagining a future where all file structures are transparent to the user.

This is the method I used, but if mine was wayyy too amped and persisted with aggressive play, I would redirect with a toy. I’d just put it in his mouth when he got mouthy so he would learn what he could bite with force. Later, once he learned to not be rough during play, I trained a command word to use when he got carried away.

Also for food, from the first month I had him, I trained him to sit and wait for me to touch his feet, ears, and mouth before he could eat. And also I’d take his food randomly. If he responded with aggression, he didn’t get to eat until he let me take it away without issue. However, he was a 6month old puppy at the time, so we were working on brand new skills and not breaking old habits. I have zero advice or experience for older dogs. Not sure if it’s different.

Probably 80% of it is his natural demeanor, but 5 years later and virtually nothing bothers this dog

Check out the book (or audiobook) Endless Forms by Seirian Sumner! It’s a fascinating exploration of the different kinds of wasps and their role in their environments. For example, some figs can only be polite (typo: pollinated) but a certain species of wasp and some wasps use antibacterial compounds to coat their nests.

I honestly have no idea if there are pictures because I listened to it, but it does have a pretty accessible breakdown of their anatomy, physiology, and evolutionary biology. Like David Attenborough, but with more words instead of video, and more of the author’s story.
